Interior Decoration and Interior Design, although related disciplines, are different in terms of their application. Interior Decoration is the process of decorating a house with regards to finishes (for example wallpaper and paint, choice of furnishings and fixtures as well as adding finishing touches and decorations such as paintings and objets d’art. All of this provide a certain “feel” to a house but essentially the underlying structure of the house is not changed.

Interior decoration is normally professionally done by Interior Decorators although recently there is a movement for people towards learning about Interior Decorating through various courses or books and then apply the techniques themselves – usually on a shoestring budget. The whole objective of Interior Decoration is to make a house aesthetically pleasing and at the same time, unique, since it should reflect the owner’s specific personality and tastes.

Interior design on the other hand is more integrated with the architecture of a building and a professional Interior Designer will work closely with architects and builders to make choices regarding the integral design of the whole house or building. This includes looking at choices with regards to room layout, choice of cabinets and tiles and a whole host of other design factors. While previously the Interior Design budget for new developments was minimal, it is recognized these days that incorporating Interior Design into the project means the difference between a mediocre development and one that contributes to the branding and life-style image of the project. The money spent on Interior Design is therefore seen as a worthwhile investment in the whole property development process.

Homeowners are spending more and more to improve their homes. Since it is relatively easy to change the whole look of a house by changing the finishings, furnishings and fixtures a large portion of this money goes into Interior Decorating. The growing popularity in do-it-yourself Interior Decorating has meant that a whole industry around Interior Decorating books, TV Shows and courses have also sprung up, and it has become a popular hobby for married couples. Innovative Interior Decoration ideas, which cost less but at the same time giving the impression of style and class, are in vogue.

Young entrepreneurs have also seen the gap and there is a growing demand for information and courses on how to break into the Interior Design and Interior Decorating Industry. This has also given the home interior decoration industry a boost.

Although the trend recently is for people to tackle the exciting task of transforming a house themselves, it has to be recognized that this falls more in the area of Interior Decorating. Interior Design still requires study of the context of Interior Design, the theory of good design, knowledge of the technical advances in the engineering industry for both residential as well as commercial buildings and knowledge of the latest trends and advances in the Interior Design industry.

In short, an Interior Design project in which all the elements of design are pulled together is still the ambit of the professional designer who should be able to deliver on projects that extend beyond the boundaries of a hobby pastime.

By: Christine Anderssen

About the Author:

Homes with a minimalistic look are basically a trend these days. Before, these types of homes were usually reserved for single people who entertained a lot in their homes and worked most of the day. The minimalistic look did not usually go well with children and a big family. These days, interior designs for families and the minimalistic look can go hand in hand. One of the main factors to achieving interior designs with a homey look for the minimalistic style is the kind of home furnishings that are used.

Home Furnishing For Minimalist Homes

Many people are under the impression that a minimalistic home is sparse and have so few home furnishings. The fact of the matter is that this perception s partially true. Interior designs for such homes may give the home owner a glimpse of a sparsely decorated room or living area but the minimalistic look can also be achieved with the right touches even with a lot of home furnishings. The key to achieving the minimalist look in spite of having a lot of things is to have simple home furnishings. Interior designs that feature a minimalist look usually have home furnishings that are unobtrusive and simple enough to be mistaken for a wall or a table.

Interior designs with the object of being minimalistic can benefit from single tone furnishing usually in sedate colors which do not stand out. White and black colors are the staple for home furnishing that wish to be unobtrusive and to give the impression of minimalism. Even the handles of drawers or the legs of tables and chairs should be kept simple to be in keeping with the minimalistic approach. Interior designs with minimal color schemes are ideal for the person or home owner who wants a minimalistic look. When the tables, chairs, bureaus and walls are the same color, the impression is usually that of being clean and simple. Sticking to a single color or shades of the same color will help to keep the ambience calm and simple. White, black, blue and green are ideal colors to use in interior designs aimed at minimalism.

Even the design of the home furnishings should be in keeping with the interior design which is minimalistic. Simple doors and table tops will not draw the eye to a particular object that will make things stand out. Interior designs which strive for minimalism should have similar looking home furnishings for a more fluid and well blended ambience. The home furnishings should come quite close to the interior designs of the architect or the designer to achieve a uniform look. A running theme for a connected area is a great idea for interior designs of the areas.

The numerous items and personal things of the home owner can be hidden inside cupboards or cabinets designed to hold the television and home theatre, books and other items. Picture frames on the tables can be kept to a minimum by employing a digital picture frame that can hold any number of pictures and video clips. These small, personal items can be integrated by the designer in the interior designs to be shown to the home owner. Other suggestions for home furnishings that can be used for interior designs featuring the minimalistic approach are chairs that are simple and straight forward, with no lumpy upholstery and tables with no fussy table cloths. Curtains can be kept to a minimum by using simple gauze or single toned drapes that reach the floor to maintain the impression of being a single entity with the room. Other interior designs ideas are to keep the room airy and clutter free as well as to have large windows.

By: Rolf Joho

About the Author:

The Mediterranean island of Malta has recorded the strongest growth in property prices from countries in the European Union, and recent news could help see property inflation in double figures for the next few years.

Figures released by the European Mortgage Federation show Malta’s rise of over eighteen per cent was higher than both France and Spain.

Two EU countries, Germany and Austria, saw house prices drop, while Portugal, Greece and the Netherlands were barely into positive territory.

And property insiders on the island are predicting that strong growth could be around for a few years yet, giving Malta the potential to be seen by investors as a good place to buy.

Tribune Properties who specialise in property for sale in Malta report that the first quarter of 2006 has seen a good level of activity, with the top end of the market seeing particularly good performance levels.

‘The first couple of weeks of January were slower than the same period last year’ comments Michael Johnson, Tribune’s Managing Director, ‘but since then the number of sales has matched last year – a very good one – but villas with an asking price of a million Euros and more has seen increased activity, and a good number of sales’.

Malta Hotels and Holidays

The independent information site for holidays and hotels in Malta http://www.yourmalta.com also report increased interest in their property pages compared to the first quarter of 2005, with the number of page views increasing by nearly a third.

Sustained property inflation at levels seen in Malta are rarely seen in other countries, but new economic activity on the island could see property demand at good levels for some years to come.

A new ‘Smart City’ is planned which could see Malta competing with the rest of Europe as a business destination for internet and other high-tech companies. English is spoken fluently in Malta, and coupled with relatively low salaries locally it is hoped that inward investment and 5000 new jobs will help the Maltese economy which in turn will boost the property, hotel and holiday markets.

The tourist industry is vital to Malta’s economy, and it is hoped that the arrival of low cost airlines providing new flights to Malta will benefit the Malta holidays industry as well as the many hotels in Malta.

If Malta can combine the attractions of a Mediterranean holiday island with a modern infrastructure and high tech friendly business in a low tax environment, today’s property prices could look like a bargain in five years time.

The introduction of low cost flights to Malta from the UK will open up the possibility of more buyers looking at the island for holiday homes that could be used for long weekends, and the Malta hotels industry could reap the benefits of the 3 and 4 day tourist seeing the island as a viable place to visit.

Malta has traditionally seen the majority of her visitors from the UK, but this could be changing to a more diverse mix in future years.

Last year saw a record number of visitors from Italy, and increased enquiries have been received at estate agents across the island from Scandanvia, Holland, France and Belgium, helping to increase the demand for Malta properties.

After some years of wondering how Malta would fit into the modern world, property agents, hotel owners and the Malta holidays industry are beginning to see the future with some optimism.

By: Roger Munns

About the Author:

A recent homebuyer’s report from Halifax shows a substantial up to 20% growth in the London property prices during the first six month of the year 2007. It sounds like a good news for the sellers. At same time the rising market is more demanding when it comes to the quality of accommodation and therefore it requires additional efforts from the sellers.London buyers are particularly aware of the recent trends and home standards and very often they would like to move in straight away without doing any improvements on the property.

To increase saleability of a property it should correspond to the buyers expectations. An interior designer with experience for pre-sale refurbishment can achieve amazing results in the shortest time. The new bathroom and kitchen are leading the hit parade of the home improvements that would increase the value of the property…..assuming it is done properly and preferably professionally. Low quality DIY jobs completed wihout any knowledge of building regulations and current interior design trends would not increase the value of the property but can even decrease it. To avoid costly mistakes it pays off to comission a professional interior design specialist. A designer would be able to conceive, organize and supervise the project making sure that the final result would greatly appeal to the prospective buyers.

Saving on materials used for the work is another reason to employ an interior designer who would know exactly where to purchase necessary materials and appliances and would pass 10-20% discount to the customer. Another reason is time management. Many property owners don’t quite realise how much input of time and knowledge their project will take. It is particularly difficult when one is in the regular employment, that means that the project might last for years robbing of relaxing week-ends and in the end the final product would not necessary be ideal.

The skills of an interior designer are frequently used by the property developers. Although most experienced property developers would nearly instinctively know what type of interior finish would appeal to their market, they find that contracting an interior designer achieve better standards thus increasing the price of the property and consequently their profits. Many prestigious residential developments around the country and in London in particular would pride themselves in the quality level of their new homes. An interior designer would add a “wow factor” and a special home comfort touch to the interiors which would make them more marketable among style-conscious new buyers.

It is a common knowledge by now that attractive properties have higher rate of success with the prospective buyers. They conquer the hearts from the first visit and as a rule never stays on the market for long time. Even if one doesn’t want to make a total refurbishment of the house it would make sense to invite an interior design specialist to advise you on some inexpensive but highly valuable improvement in the interior. We get used to our interiors but very often the interior created would only appeal to the limited number of prospective buyers and therefore some changes are essential to achieve a sale. In the recent years such interior design service as home staging is growing up in popularity. A professional interior designer would help to create a fresh appealing to the potential buyers look by de-cluttering the space, changing furniture layout and adding a few stylish accessories. The results wouldn’t make you wait…

There are many interior designers in London; look for their membership/affiliation to the professional bodies. So why not contract an interior designer and … increase the value of your property?

By: Jane Watt

About the Author:

With extremely high property prices in different countries of Europe, many people are starting to think about purchasing a home in Portugal of their own. While simple rental cost vs. mortgage cost comparisons can be very attractive, buying a home is a serious commitment, and there are many factors to consider:

How long you plan to live or maintain the overseas property.

Selling a home costs money and if you potentially may have to sell in the very short term, the value of your home may not have appreciated enough to cover the costs of buying and selling.

The length of time that it will take to cover those costs depends on various economic factors. Average appreciation in Portugal tends to sit at around 10 percent per year. In this case, you should plan to stay with your home at least 2-3 years to cover buying and selling costs.

How long the home will meet your needs

What features do you require in a home to satisfy your lifestyle now? Five years from now? People tend to remain with their homes longer than they initially intend, primarily due to the work and expense associated with moving. Therefore it is worth considering a home with room to grow. Could the basement be turned into a den and extra bedrooms? Could the attic be turned into a master suite? Having an idea of what you will need will help you find a home that will satisfy you for years to come.

Your financial health – your credit and home affordability.

Is now the right time financially for you to buy a home? Would you rate your financial picture as healthy? Is your credit good?

Some say that you should refrain from borrowing as much as you qualify for because it is wiser not to stretch your financial boundaries. The other school of thought says you should stretch to buy as much home as you can afford, because with regular pay raises and increased earning potential, the big payment today will seem like less of a payment tomorrow. It is, however, important to stay within your comfort zone.

Purchasing a house involves many up-front and ongoing costs, and the stress of worrying about those costs often outweighs the satisfaction that may come from owning a slightly nicer home.

To determine how much home you can afford, talk to a bank or go online and use a home affordability calculator. Good calculators will give you a range of what you may qualify for. While some may say that the 28/36 rule applies, in today’s home mortgage market, banks are making loans customized to a particular person’s situation.

The 28/36 rule means that your monthly housing costs can not exceed 28 percent of your income and your total debt load can not exceed 36 percent of your total monthly income. Depending on your assets, credit history, job potential, and other factors, lenders can push the ratios up to 50-70 percent or higher. While we’re not advocating you purchase a home utilizing the higher ratios, it is important for you to know your options.

Where the money for the transaction will come from.

Typically, homebuyers will need some money for a down payment and closing costs. However, with todays broad range of loan options, having a lot of money saved for a down payment is not always necessary – if you can prove that you are a good financial risk for a lender. If your credit isn’t stellar but you have managed to save 25 percent for a total down payment, you will still appear to be a very good financial risk to a bank.

The ongoing costs of home ownership.

Maintenance, improvements, taxes, and insurance are all costs that are added to a monthly house payment. If you buy a condominium or townhouse, a monthly homeowners association or maintenance fee will be required. If these additional costs are a concern, you can make choices to lower or avoid these fees. Be sure to make your Real Estate Agent and your bank aware of your desire to limit these costs.

If you are still unsure if you should buy a home after making these considerations, you may want to consult with an accountant or financial planner to help you assess how a home purchase fits into your overall financial goals.

As a final note and in a general way we can say that the property investment in Portugal is always an excellent short, medium and long term investment.

By: Antonio Oliveira

About the Author:

There are many different property types in Arizona and researching them well is essential if you are thinking of buying for yourself or investing in real estate. Whether you are looking for land for sale in northern Arizona, buying a horse ranch or investing in commercial land, you need to do your homework. Research the area that you are interested in, making sure it has all the features you are after. If you are intending to live there yourself, think about the future. Are there schools nearby? Is it a quiet street? Do I need to be able to walk to the shops? If you are investing, what type of property am I looking for? Do I want to run a ranch, guest house or lease the property?

Northern Arizona is a beautiful area with the Prescott National Forest containing more than 450 miles of recreational trails, great for horseback riding, mountain biking and hiking. Land for sale in Prescott Arizona is definitely worth considering. Prescott is just an hour and a half’s drive north of Phoenix and with the fresh air, fantastic views, beautiful lakes and forest lands it’s a great place to live or spend your holidays.

Mohave County is a lovely area in Northern Arizona worth considering. Mohave County land and homes in the area have undergone tremendous growth in the last 5 years making it a great place to invest.

A great resource I found that has information on properties for sale in Northern Arizona is the website Arizona Ranches and Resorts which lists premiere properties for sale.

My tip is before you buy land or any type of property, make sure you investigate the area thoroughly and actually visit the property in person. Photos only go so far and to get a real feel for an area you need to go there! Besides, if you are looking at properties in Prescott and Mohave County the area is lovely so it’s a great excuse to have a holiday at the same time!

The best sailing area is on the south coast where Algarve provides a perfect 150 Miles of interesting sailing coast.

The Portuguese have been a maritime nation for a long time, and the sea is ‘in the blood’ of the locals. It’s such a compact area yet enjoys such an extended coastline. Hardly any wonder, then, that sailing has played so large a part in the area’s history. This is a great sailing location as the winds are usually light northerly. With plenty of anchorages, the clear sparkling warm Atlantic water invites you to take a swim.

The west of Faro consists of small bays and coves mixed by striking rocky outcrops and interesting grottoes. East of Faro the coast comprises sandy offshore islets, which have created protected anchorages and the most wonderful quiet beaches that continue for miles.

Portugal is part of the southwest Europe. It’s also close to the Iberian Peninsula, Atlantic Ocean, and Spain. Besides the towns and villages that make up the mainland, there are two more islands that belong to Portugal. These are Azores as well as Madeira. Sailing in Portugal is a well-known activity in this country because of its mild Mediterranean climate.

Algarve is one of the renowned tourist destinations in Portugal, primarily because of its excellent weather. As a matter of fact, some who have been here for their holiday vacation decided to buy real estate properties. Moreover, there are a lot of interesting places to visit and beautiful beaches to swim or cruise. Alvor is one of them. Besides the long coastline, you can also enjoy the village, filled with narrow streets, bars, and restaurants. There is also a old fishing village, which has been preserved very well by the municipality. Walk farther and you can find a beautiful lagoon. You can dare to go too in the sandy beach and coves underneath the cliffs.

Whenever you’re sailing in Portugal, make sure you can stop by the quaint town of Faro. Apart from finding a good temporary home in its villas and holiday resorts, you can also find a variety of artifacts and historical sites. For example, the Milreu ruins depict third-century homes of the Romans. There’s also a parish church that was built hundreds of years ago, Palacio de Estoi or manor house and the Bronze Age fort found in Santa Barbara de Nexe. West of Faro are more developed areas like Vale de Lobo and Quinta do Lago.

Disembarking from a yacht charter, you can visit Monchique, a rustic and usually-unexplored town in Portugal. Bordered by the hills of Picota and Foia, Monchique is proud of its cobblestone streets and dark doorways, which eventually lead to small artist shops. There are also plenty of religious places here, such as the Franciscan monastery and the parish church, which dates back to the fifteenth century.

And if you think that these are the only things you can get from sailing in Portugal, wait until you can get to the Bucaco Forest. This quiet area actually contains several grottoes and chapels that was built by monks that lived hundreds of years ago.

By: D.

Officially known as the Portuguese Republic, Portugal is situated along the peninsula of Iberia. It is found in the southwestern part of Europe. Compared to the other countries within the continent, Portugal is among the warmest. The country has a Mediterranean climate and the temperature of the coastal areas can reach 40?C during the summer. Summer and spring in the country are generally sunny and warm, while the autumn and winter can be windy and rainy.

Because of the wonderful weather along the coasts of Portugal, especially during summers, its waterfront properties are highly sought after. Property by the beach is in high demand. Both buyers and investors seek real estate in the country because of the obvious benefits the country provides. The main advantage of a coastal property is its warm climate all-year round.

If you opt for a renovated property, you should be able to buy at an affordable price. If you are buying waterfront real estate for investment purposes, you are guaranteed good profits because of the high demand for those coastal properties.

Property sales in Central Portugal have been good for several years. As with other countries worldwide, buyers have to follow specific steps during the process of buying real estate. The first thing you need to do is to execute the preliminary sale contract which is drawn up by a notary. This agreement legally sets the conditions for the sale. During the execution and signing of the binding contract, the property buyer is called to settle the transacted deposit. This means that you have to have a deposit amount before the preliminary contract is prepared for signing.

Central Portugal property sales usually require a deposit amount of between 10 and 12 percent of the total purchase price. When the seller of the Portuguese property decides to stop the sales process, the deposit paid will be forfeited. There are instances however where the buyer is entitled to stop the signing of the contract and not forego the return of his deposit. This is true especially if the property seller is not able to provide a clear and free title to the buyer. If this is the case, the purchaser has the right to cancel the contract. If he or she has already settled the payment of the deposit, he or she can get it back.

If you want to buy a property in Portugal, you are required to acquire a “Fiscal Number” from the local tax office. This is a requirement for foreign as well as local buyers. The application for a Fiscal Number during property sales in Central Portugal is fairly simple. You do not have to go through much hassle. All you have to do is fill out a form and submit it to the tax office.

Three or four weeks after the execution of the initial contract, the deed and the final contract are signed. This is when legal possession of the Portuguese property is transferred to the buyer. The last step for property sales in Central Portugal is settlement of the tax which is imposed on the transaction. The buyer should also register the deed within the Office of Land Registry.

By: Vikram Kumar

About the Author:
